Rental terms and conditions

BOOKING CONDITIONS
The owner is not a travel agency and therefore cannot take any responsibility regarding flight schedules, cancellations, and delays. Our prices do not include flights or travel- and cancellation Insurance.

CANCELLATION
Every cancellation needs to be communicated with us via email in writing. In case of no show the cost will be 100% of the renting costs without any refund.

In case of a formal cancellation we charge as follows:

  • more than 8 weeks prior to arrival 30% of the renting costs
    (= amount of the down payment)
  • Less than 8 weeks 100% of the renting costs

We advise you to purchase cancellation insurance for your booking.

DEPOSIT
The damage deposit of 500 euros needs to be paid in Euros per bank transfer before the arrival. We will return the deposit (minus possible damage costs) per bank transfer within 2 weeks of departure. We can not be held liable for any exchange rate losses. The house needs to be in the same state as the day of arrival and keys need to be delivered before 10.00 a.m. at the date of departure.
When you arrive, please check if there is any damage.
Upon arrival, we ask you to immediately check your home; if there is any damage please report this immediately to your contact person.
If the home is found to be damaged upon check-out, we hold on to your deposit until the costs of the damage has been determined They will be charged into your account plus a fee of € 25, – (service costs). If any damage occurs during your stay, please contact your property person immediately so they can see the damage and can caculate the cost.

CLEANING
On the day of departure you will leave the house in the same state as it was when you arrived. The kitchen, BBQ and all the cutlery that belongs to it, needs to be cleaned and dishwasher needs to be emptied.
If this is not the case, we are able to charge you for the extra work.

GARBAGE REMOVAL
It is highly recommended to remove your garbage each day. You can find disposal bins on the main roads. Please take into account that if you leave garbage around the house, it will attract all kind of insects. On the day of departure, please remove your garbage.

BED LINEN AND TOWELS
Bed linen and towels are included in the rental price of the house.

KEYS
In case you lose the keys, we will charge you the amount of € 200 for the new keys and replacement of the lock.

FURNITURE AND OTHER PROPERTIES
The tenant will accept the house as it is and the way the furniture is placed. Furniture is only allowed to be used for the purpose it was designed for. If furniture is missing or damaged, because of misuse, the repair or newly bought furniture needs to be paid by you, the client.

BLOCKAGE OF FILTERS
The tenant will not throw anything in the toilets, showers, sinks, drains etc. which could block the drainage system. If this is the case, the tenant is responsible for the costs to repair the damage.

CAPACITY
The house is designed and approved for the maximum number of people mentioned on our webpage describing the property. It is not allowed to have more people in the house than agreed upon. The tenant is responsible for the number of people in the house. In case you fail to do so, we have the right to take appropriate actions: evacuating the house, or an extra charge of € 150 per night per person. 

LIABILITY AND RESPONSIBILITY

The owner:
In case of unforeseen circumstances whereby the owners are forced to cancel the reservation, the customer/client will be offered equivalent accommodation. If this is not possible or if the customer is unhappy with the offered accommodation, the owner will refund the amount that has already been paid without any further compensation. The owner cannot be held liable for any damage to personal property or personal injury caused in the house.

The tenant:
The rented property is for holiday purposes only. Photo shootings and parties or weddings, be it professional or private, in or around the house are strictly forbidden.
The tenant is liable for all damage done to the property and the inventory during the entire stay.
Noise disturbance should be prevented at all times.
Between the hours of 24.00 and 08.00 it is however prohibited to cause any noise disturbance.
Neglecting these rules can lead to eviction without any compensation.

DEPARTURE
On the day of departure, you have to check out before 10.00 am. The keys needs to be returned to your contact person between 9.00 and 10.00 am, except if you have agreed upon a different time.

COMPLAINTS
The house that we offer meet the standards we have set, taking into account our taste of the design and furniture of the house. When you have the feeling something is not in order, please contact our local contact directly. If the problem is not solved correctly, please contact us info@casazita.com. We will do all we can to solve the problem.

AND AT LAST
The tenant will treat the house, as if it was his own house.

The rights and obligations arising from the rental contract are entered with the owner of the rented property.
